Calculations stay in your browser
The numbers you type into our tools — home price, income, debts, fees — are processed in your browser to produce a result. We do not require an account to use the tools, and entering figures does not send them to us as a loan application, because we are not a lender.
We do not sell leads
We do not sell, rent, or broker your personal information, and we do not pass what you enter to lenders, brokers, or agents. There is no referral network behind these tools.
Analytics are opt-in
We load no cookie-based analytics until you choose to allow them. If you accept, we use privacy-respecting, first-party analytics to understand which tools help and where they fall short — never advertising, cross-site tracking, or lead selling. When enabled, that analytics records coarse, non-identifying usage — the pages you visit, your approximate region, and basic device and browser type — and never the figures you type into the tools. You can change your mind at any time using the "Cookie preferences" link in the footer or the control below.
Anonymous, cookieless measurement
Separately from the opt-in analytics above, we keep a simple, anonymous count of site activity that runs for everyone — because it involves no cookie and no personal data, there is nothing to consent to or opt out of. It records only the page requested, a coarse country, and a broad device type. To estimate how many different people visit in a day without identifying anyone, we derive a one-way code from your network address and browser using a secret that changes every day; the address itself is never stored, and the daily change means the code cannot follow you from one day to the next. We never record the figures you enter into the tools.
The consent cookie
When you make a choice, we store it in a single first-party functional cookie (no personal information and no cross-site identifier) so we can remember your preference for up to 13 months. If you decline, only that preference is stored and nothing else is tracked.

The reference data we display comes from public government sources. Visiting those sources through our links is subject to their own privacy practices, not ours.

Your saved kit workspace
The paid Command Center kit adds an optional saved workspace so you can return to your personalized numbers through your search. If you use it, we store only the homebuying figures you enter (price, income, and the like) — no name or email in that record — keyed to your purchase, so we can show your workspace back to you. It is never sold or shared, and you can erase it anytime with “Delete my workspace” inside the kit. The free tools are unchanged: their inputs still never leave your browser.
Your choices and rights
Because we require no account and store no personal profile, there is little data to access, correct, or delete — the figures you enter never leave your browser as an application. You can withdraw analytics consent at any time with the control above. Residents of states or countries with privacy laws (such as California or the EU) may have rights to access or delete personal data; because we hold essentially none, most such requests are satisfied by clearing your browser data and declining analytics.
